On January 16, 2025, the City-County Planning Commission of Warren County took a big step forward by approving an important amendment to the Future Land Use Map (FLUM). This change officially reclassifies the property located at 6698 Nashville Road from a combination of mixed-use and moderate-density residential to a more commercial and high-density residential focus.

The decision to move forward with this change wasn’t made lightly. It took some community input and discussions, especially with local residents expressing concerns about the impact on the surrounding infrastructure, particularly since a new school and residential development are nearby. However, with an overwhelming vote of 8-2, the planning commission embraced the potential benefits of what this development could bring.

The Development Plan

So, what exactly can residents expect from this ambitious project? The preliminary plans are impressive. Included in the design is a 216-unit apartment complex that promises to offer a modern living experience. Additionally, there will be nearly 15 acres dedicated to commercial development, which is sure to attract new businesses and invigorate the local economy.

At the heart of this development lies a 50,325-square-foot anchor store, which has been informally dubbed the “jewel of the development.” While the specific tenant has not been disclosed, it has been mentioned that the planned anchor is a Fortune 500 company known for providing essential items that folks rely on every day. Just imagine having a new go-to spot right at your fingertips!

Community Impact and Infrastructure Improvements

A large-scale project always comes with its set of challenges, and the Nashville Road corridor is no exception.
