Bowling Green is buzzing with excitement after the City-County Planning Commission of Warren County approved a significant zoning change on March 20, 2025. This new development will bring not just an expansive **216-unit apartment complex**, but also the potential for Bowling Green’s *first-ever* **Publix supermarket**!
The ambitious project is set to be built on a sprawling **30-acre site** at the bustling intersection of Nashville Road and Dillard Road. It’s a prime location that’s sure to draw plenty of attention from future residents and shoppers alike. The planning commission’s decision was unanimous, boasting a solid **5-0 vote** in favor—a clear indication of community support for this transformative project.
The developer leading this charge is **STNL Development LLC**, based in Cincinnati. The development plan not only includes an impressive **50,325-square-foot** anchor building for the commercial part of the site but will also feature three additional outparcels. This means more shopping options for local residents!
While there hasn’t been an official word just yet from Publix regarding their Bowling Green location, speculation is running high. This Florida-based, employee-owned grocery chain is known for its delicious deli and bakery items, making it a *fan favorite* among shoppers. The chain has already been expanding northward in Kentucky, with new stores cropping up in Owensboro, Louisville, Lexington, Elizabethtown, and Walton. Could Bowling Green be next? It certainly looks promising!
As for the new apartment complex, it’s designed with residents in mind. Planned to feature **nine separate buildings**, this complex promises a community swimming pool, recreation areas, and other high-end amenities. It aims to create a vibrant and enjoyable living environment, making it an attractive option for those looking to settle in the area.
Of course, new developments can stir up a bit of concern among local residents. Some expressed worries during the Future Land Use Map amendment hearing, citing **increased traffic** and **stormwater runoff** as potential issues. The amendment was passed with an **8-2 vote**, switching the property designation from mixed-use/residential and moderate-density residential to a combination of commercial and high-density residential. To ease traffic and infrastructure worries, the approved plan includes necessary improvements along Dillard Road to bring it up to commercial standards.
But that’s not all! At the same planning commission meeting, several other residential developments received the green light. Bristow Development 2024 LLC got the nod for a **520-unit apartment complex** near Bristow Elementary School, while Handy Homes LLC was approved to create **nine building lots** for affordable homes. There was also approval for a **16-unit apartment complex** by Covington Farms Development LLC, and DUO KY LLC received the go-ahead for a mixed development of up to **31 single-family residences** with various home styles.
These approved developments will move forward unless anyone files an appeal within three weeks following the planning commission’s vote.
